Back Boiler Installation: What an Installer Actually Does
Most people searching for a back boiler installer are in one of two situations: the old unit behind the fire has failed, or they want rid of it before it does. Since April 2005, Building Regulations have required new gas boilers to be condensing models, and a back boiler is not one. A like-for-like back boiler can only go in where a formal assessment shows a condensing boiler cannot reasonably be fitted, and replacement units are now scarce. So for almost every London home, “back boiler installation” means taking the old boiler out and fitting a modern combi boiler or system boiler somewhere more sensible.
The job, step by step
- Survey. We check where the new boiler can go (usually a kitchen wall or cupboard), the flue route to an outside wall, the size of the gas pipe back to the meter, and whether the hot water cylinder and loft tanks can come out.
- Decommission and remove. The gas fire and back boiler are disconnected, the gas supply capped, and the system drained. The old boiler, fire and redundant pipework are removed.
- Make the chimney safe. The redundant flue should be capped and ventilated so the chimney doesn't let in rain or cause damp in the chimney breast.
- Clean the system. Radiators that have run on an open-vented back boiler for decades are usually full of sludge. The system is cleaned before the new boiler is connected (see power flushing) and a magnetic filter fitted to protect it.
- Fit, commission and register. New boiler, flue and controls are installed and tested. As Gas Safe registered engineers we notify the installation to building control, and you receive a Building Regulations compliance certificate and the manufacturer's warranty registration.
Choosing a back boiler installer
Ask to see the engineer's Gas Safe ID card and check it on the Gas Safe Register, including that they are qualified for boilers and gas fires. If you are keeping a gas fire in another room, it can be looked at on the same visit (see gas fire servicing). Then compare quotes on what they include, not just the headline figure. A proper quote for a back boiler conversion should say whether it covers removing the fire and surround, capping the chimney, making good the fireplace, cleaning the system, new controls and removing the cylinder and tanks. Leaving any of those out is how a cheap quote turns into an expensive job.
