Radiators cold at the bottom

Sludge settles where the flow is slowest. A cold bottom and a warm top is the usual tell.

Boiler losing pressure

Pressure that drops repeatedly is being lost somewhere. Topping it up hides the leak rather than fixing it.

Boiler making a banging noise

Noise usually means scale or restricted flow in the heat exchanger, not a boiler about to fail.

Boiler locked out

A fault code and a locked-out boiler. Resetting it repeatedly clears the symptom, not the cause.

No heating

Heating gone but hot water fine, or both out. The split narrows the fault before anyone visits.

Dripping tap

Which tap it is, and whether it drips from the spout or the handle, changes the part needed.

Pipes banging (water hammer)

Water hammer. Noisy, and hard on joints over time. Worth tracing to the run causing it.

Low water pressure

Low pressure at one tap is a local fault. Low pressure everywhere is a supply or main problem.

Drain smell in the house

A dry trap, a failed seal or a blockage further down. The pattern of the smell tells you which.

Toilet overflowing

Stop the fill first. Whether it clears with a plunger says a lot about how far the blockage sits.

Leaking radiator

Valve, spindle or the body itself. Where the water appears points at which one is going.

Leaking shower tray

A tray leak shows on the ceiling below before it shows in the bathroom. Trace it before re-tiling.

Overflow pipe dripping outside

An overflow doing its job means a valve inside is not. Cheap to fix, expensive to ignore.

A moving meter with everything shut is the clearest sign of a supply leak on your side.

Yes. Boiler work is handled by Gas Safe registered engineers, and registration details can be checked before work starts.

Do you work evenings, weekends and bank holidays?

Yes. The emergency line is open 24 hours a day, including nights, weekends and bank holidays. An out-of-hours supplement of £35 to £65 applies and is confirmed before an engineer is sent.

Will I know the price before work starts?

How much does a plumber cost in London?

How much would a plumber charge for 3 hours of work?

At our daytime rate, 3 hours of plumbing work is 3 × £95 = £285 including VAT, plus any parts you agree to. Because the job runs over 2 hours, the £60 call-out is waived. Evenings, nights, weekends and bank holidays carry a supplement that is confirmed before an engineer is sent.

Do all plumbers charge a call-out fee?

Most London plumbers charge either a call-out fee or a minimum first-hour charge. Ours is £60 and covers a short diagnostic visit. If the engineer works on the job for more than 2 hours, the £60 is waived and you pay only the labour and any parts you agreed to.

How much does it cost to unblock a drain?

Blocked drain jetting is £95 an hour including VAT. Engineers can also rod the drain or run a CCTV camera survey to find where the blockage sits. The £60 call-out is waived when the job runs over 2 hours, and the price is agreed with you before work starts.

How much is a power flush?

A power flush starts from £350 including VAT and is charged as a fixed price, not by the hour. The engineer checks your heating system and confirms the price before starting. Radiators that stay cold at the bottom while the top is warm are a common sign of sludge a flush can clear.

What is classed as a plumbing emergency?

Water you cannot stop, a burst pipe, a leak coming through a ceiling, sewage backing up, no heating or hot water in cold weather, and any smell of gas are all emergencies. A dripping tap or a slow drain can usually wait for a booked visit at a time that suits you.

What should I do if I smell gas?

Leave the property if you can, do not use switches or naked flames, open windows and turn off the gas at the meter. Then call the National Gas Emergency Service on 0800 111 999. Once the supply is made safe, our Gas Safe registered engineers can trace and repair the fault.
