Boiler Types — Which Is Right for Your London Property?

Combi Boiler

Heats water on demand — no cylinder or cold tank needed. Ideal for most London flats and houses with 1–2 bathrooms. Frees up the airing cupboard and loft.

£2,200–£3,500 installed

System Boiler

Works with a hot water cylinder. Better for homes with 3+ bathrooms or high hot water demand. Maintains mains pressure throughout.

£2,400–£4,000 installed

Heat-Only (Conventional)

Requires both a cylinder and a cold water tank. Rarely installed new but often the right replacement for homes with existing gravity-fed systems.

£2,000–£3,800 installed

Unvented Cylinder

Paired with a system or heat-only boiler for mains-pressure hot water to multiple outlets simultaneously. Standard in larger London properties.

£800–£1,500 for cylinder only

Why Replace Your Boiler Now?

Boilers over 10–12 years old become significantly less efficient — typically operating at 65–75% efficiency vs 90–94% for a modern condensing boiler. In London, where gas prices are among the highest in the UK, an old inefficient boiler can cost £300–£600/year more to run than a new equivalent. Most clients recoup the installation cost in 5–8 years purely from energy savings.

London's hard water (300mg/l+ calcium carbonate) causes limescale build-up in heat exchangers faster than anywhere in the UK. Limescale reduces heat transfer efficiency, causes kettling noise, and eventually blocks the heat exchanger — at which point repair costs often exceed the price of a new boiler. A magnetic filter installed with the new boiler significantly slows this process.

Our Installation Process

1

Free Site Survey

We inspect your existing boiler, pipework layout, hot water demand, and radiator system before quoting. We check flue routing options and assess whether the gas meter and pipework can support the new boiler.

2

Fixed-Price Quote

You receive a written fixed-price quote covering all labour, materials, and the new boiler. No call-out charge, no hourly rate surprises, no 'we found extra work needed' mid-job.

3

Installation Day

Most boiler swaps complete in 6–8 hours. We commission the boiler to manufacturer standards (including flow rate setting, pressure test, and system balance), register the manufacturer warranty in your name, and leave everything clean and tidy.

4

Aftercare & Warranty

We provide Gas Safe completion certificates (mandatory by law for any gas appliance installation), manufacturer warranty registration documentation, and recommended annual service dates.

London-Specific Data

Why London Properties Are Different

92–94%

Efficiency rating of modern A-rated condensing boilers vs 65–75% for a typical 12-year-old London boiler. The efficiency gap costs £300–£600/year extra in gas bills at London prices.

300mg/l+

London water hardness that causes limescale in heat exchangers. A magnetic filter installed with the new boiler is now standard practice for all London boiler installations to protect the warranty.

5–7 years

Typical payback period for a new boiler installation in London, factoring in energy savings from improved efficiency. After payback, the new boiler runs at net profit.

10 years

Manufacturer warranty available on Worcester Bosch Greenstar 4000 and Vaillant ecoTEC Plus series when installed by accredited engineers — the longest warranties in the market.

6–8 hours

Time required for a standard like-for-like combi boiler swap in a London property — one working day from draining the system to commissioning and handover.

Gas Safe

Legal requirement: all boiler installations in the UK must be carried out by a Gas Safe Registered engineer and a Gas Safe completion certificate must be issued. We provide this as standard.

Frequently Asked Questions

How much does a new boiler installation cost in London?

A new combi boiler fully installed — including all pipework modifications, flue, controls and commissioning — typically costs £2,200–£3,500 for a standard back-boiler replacement or like-for-like swap. Converting from a conventional to a combi boiler (removing the hot water cylinder and cold tank) is £2,800–£4,500 depending on the amount of pipework involved. Worcester Bosch and Vaillant are the most reliable long-term choices; both come with 10-year manufacturer warranties when installed by an accredited installer.

How long does a boiler installation take?

A like-for-like combi boiler replacement typically takes 6–8 hours — one working day. A full conversion from conventional to combi (removing a hot water cylinder and cold water tank in the loft) takes 1–2 days depending on the amount of pipework rerouting required. We give you a fixed time estimate when we quote.

Which boiler make should I choose?

Worcester Bosch and Vaillant are the most reliable makes in our experience — both have good parts availability and offer 10-year warranties on their premium ranges when installed by accredited engineers. Ideal is a solid mid-range option. Baxi is also reliable and competitively priced. We'll recommend the most suitable model for your property's hot water demand and heating system — a combi isn't right for every house.

Do you dispose of the old boiler?

Yes. Old boiler removal and disposal is included in our installation price. We disconnect the old appliance safely, cap off any redundant pipework, and take the unit away. If you're having a hot water cylinder and cold tank removed as part of a combi conversion, that's included too.

Is a boiler service included after installation?

We commission and fully test the boiler on installation day and register the manufacturer warranty in your name. We recommend an annual service from year 2 onwards — these are typically £85–£120 and take around 45 minutes. Annual servicing is a condition of most manufacturer warranties.

Do I need a power flush before a new boiler installation?

Most boiler manufacturers require evidence of system cleanliness as a condition of the full warranty. If your system is more than 10 years old or has a history of radiator problems, a power flush before the new boiler is installed is strongly recommended. Installing a new boiler into a sludged system is the most common cause of premature heat exchanger failure — and warranty claims resulting from dirty system water are often rejected. We assess system condition during the site survey and include power flushing in our quote if needed.

Will a new boiler fix my cold radiator problems?

Not necessarily — radiator cold spots are usually caused by sludge in the radiators, not boiler failure. A new boiler with a magnetic filter prevents new sludge forming, but existing sludge needs removing via power flush first. If you have cold radiators currently, we include a power flush in the installation package — fitting a new boiler without flushing means the sludge damages the new heat exchanger within 2–3 years.

What happens to my old boiler?

We disconnect, drain and remove your old boiler as part of the installation price. The old unit is taken away for responsible disposal — old boilers contain materials that require specialist recycling. If you're having a combi conversion (removing a hot water cylinder and cold water tank), we remove and dispose of those too.

What is the difference between an accredited installer and a standard Gas Safe engineer?

Any Gas Safe registered engineer can legally install a boiler. An accredited installer is specifically trained and assessed by the manufacturer — Worcester Bosch's Accredited Installers and Vaillant's Advanced Installers unlock longer warranty terms (typically 10 years vs 5 years for standard installation). We install as accredited installers for the main brands, which maximises your warranty term at no extra cost to you.

Can you install a boiler in a flat?

Yes. Flat boiler installations have some additional considerations: flue routing must comply with Building Regulations Part J (minimum distances from windows, doors and ventilation openings), shared flue systems in apartment blocks require freeholder/managing agent approval, and some older mansion blocks have shared gas risers with limited pressure capacity. We survey the flat before quoting to identify any constraints.
