Before You Call Anyone

Is It Your Drain or Thames Water's Responsibility?

London drainage is split between private drains (your responsibility) and shared lateral drains (Thames Water's responsibility). Getting this right first can save you hundreds of pounds.

Your Responsibility

The private drain from your property

The drain running from your property to the boundary or the shared connection point is yours to maintain and repair. This includes the drain under your garden, below your drive and within the footprint of your home.

Sign: Only your property is affected -- neighbours have no problem.

Thames Water's Responsibility

Shared lateral drains under the street

The shared sewer that serves multiple properties -- running under the street or through back gardens -- is maintained by Thames Water. They will CCTV inspect it free and fix any blockage or damage at no charge to you.

Sign: Your neighbours are also affected -- multiple properties backing up.

!

Report a shared drain blockage to Thames Water

Call Thames Water on 0800 316 9800 (free). They will arrange a CCTV inspection of the shared drain and carry out any required work at no cost to you if the blockage is in their section.

DIY First

What You Can Try Before Calling an Engineer

For traps and short drain runs, these methods work. Know when to stop.

Plunger

Kitchen sinks, wash basins · 10-15 minutes

Cover the overflow with a damp cloth, place the plunger cup squarely over the drain and push-pull sharply 8-10 times. The pressure wave dislodges the trap blockage.

Boiling water + washing-up liquid

Kitchen sink (FOG blockages) · 10 minutes

Pour a good squeeze of washing-up liquid down the drain, follow with a full kettle of boiling water slowly. The surfactant emulsifies the fat and the hot water melts and flushes it through.

Drain rods

External inspection chamber / manhole · 20-60 minutes

Lift the manhole cover, thread rods together and push clockwise into the drain toward the blockage. Turn only clockwise -- anti-clockwise unscrews the rods and leaves them in the drain. Available from Screwfix or local hire centres.

Stop

When DIY won't work -- call a professional

The blockage is in the main drain run below the inspection chamber, not at the trap. Multiple fittings are backing up simultaneously. Water returns after clearing. There's a foul smell from inspection chambers that weren't affected before. These signs point to a blockage or structural fault in the main drain run -- beyond what rods can reach.

Professional Methods

4 Methods Professional Drain Engineers Use

The right method depends on the type of blockage, its location in the drain run, and the condition of the pipe.

1

Drain Rodding

Most common

Manual rods pushed through the inspection chamber to break up and dislodge solid blockages. The simplest and cheapest method for straightforward blockages close to the inspection chamber.

Best for: Food waste, compacted silt, FOG close to the IC

Limitation: Can't clear the full pipe wall or remove deep root growth

£80-£15030-90 min
2

High-Pressure Water Jetting (Hydrojet)

Most effective

Water blasted through the drain at 4,000 PSI. Removes fat, grease, silt and root tentacles and leaves the pipe walls clean. The gold standard for stubborn blockages and preventive maintenance.

Best for: FOG build-up, silt, root tentacles, recurring blockages

Limitation: Won't fix a structural fault or collapsed section

£150-£3501-3 hrs
3

Root Cutting

Tree roots

A rotary cutting head mounted on the jetting machine shreds root growth inside the pipe. Common in Victorian London gardens with mature plane trees, sycamores and oaks. Clears the pipe but roots regrow in 2-5 years without relining.

Best for: Root-choked drain runs in homes with mature trees nearby

Limitation: Roots regrow -- relining or replacement gives a permanent fix

£200-£5001-3 hrs
4

CCTV Survey + Targeted Clearance

Diagnosis first

A drain camera is run through the pipe to locate the exact blockage, identify its cause, and assess the pipe condition. Targeted jetting then clears it. Used when the blockage is unclear, recurring or has multiple causes.

Best for: Unknown cause, recurring blockages, pre-purchase surveys

Limitation: Costs more upfront but avoids guesswork on complex problems

£200-£4502-4 hrs

Beyond Unblocking

London Drain Issues That Need More Than Unblocking

Some London drain problems clear temporarily but come back -- because the root cause is structural, not just a blockage.

!

Root intrusion

Jetting clears the immediate blockage but roots grow back within 2-5 years. The permanent fix is drain relining (a resin liner inserted through the inspection chamber, no dig) or pipe replacement if the pipe is already cracked open.

Relining: £500-£2,000 depending on length
!

Collapsed clay pipe

A pipe crushed by soil movement or root pressure cannot be cleared -- there's no void to push rods or water through. Requires excavation to reach and replace the collapsed section, or in some cases a patch lining.

Excavation + repair: £800-£3,000
!

Misaligned joint

London clay soil moves seasonally as it wets and dries. This pushes drain joints out of alignment, creating a step or gap in the pipe. The gap snags debris (and admits rats). CCTV confirms the location and relining spans the joint.

Relining: £500-£1,500
!

Fat build-up in shared sewer (fatberg)

If the FOG has set in the shared lateral drain under the street rather than your private run, it's Thames Water's problem. Report on 0800 316 9800. They will investigate and clear it free of charge.

London Drain Context

Why London Drains Block More Often Than the Rest of the UK

Victorian drainage infrastructure

Most London homes built before 1940 -- the majority of the housing stock -- have original clay drain pipes that are 80-140 years old. Clay is durable but brittle, and decades of soil movement have cracked and displaced joints in countless runs across the city.

London's tree density

London has more trees per square kilometre than almost any other European capital. Mature plane trees, sycamores and oaks in Victorian terrace gardens send fine root tentacles into any crack in a clay drain. Root-related blockages account for a significant share of London drain call-outs.

London clay geology

London sits on a thick layer of London clay -- a shrink-swell soil that expands when wet and contracts in dry summers. The seasonal movement exerts lateral pressure on buried pipes, gradually displacing joints and cracking barrels, particularly along the edges of tree root zones.

Rat population

London has the UK's highest urban rat density. Broken or misaligned drains are the number-one entry route for rats into London homes. A cracked joint or open fracture provides access from the sewer network directly into the subfloor void. Drain repair -- not poison -- is the permanent answer.

Preventive Care

Drain Maintenance Tips for London Homes

1

Annual CCTV inspection recommended if you have mature trees within 5 metres of any drain run.

2

Fit physical root barriers before planting large trees or shrubs near the drain line.

3

Never pour fats, oils or grease (FOG) down any sink or drain -- it sets inside the pipe and builds up over months.

4

Thames Water accepts FOG disposal at their recycling points -- check thameswater.co.uk for locations.

5

Consider annual preventive jetting if you have a history of blockages -- costs less than an emergency call-out.

Drain Questions

Frequently Asked Questions

How much does drain unblocking cost in London?

Drain rodding for a straightforward blockage costs £80-£150. High-pressure water jetting runs £150-£350 depending on the length of run and severity. CCTV survey with targeted jetting is £200-£450. Root cutting adds £200-£500. If the drain has collapsed and needs excavation, expect £800-£3,000 depending on depth and access. All prices include VAT and a fixed quote is given before work starts.

How long does drain unblocking take?

A simple rod-clearance of a kitchen or bathroom drain takes 30-90 minutes. High-pressure water jetting of a longer drain run takes 1-3 hours. A CCTV survey followed by targeted jetting is 2-4 hours. Root cutting is 1-3 hours. If excavation is required for a collapsed pipe, allow 1-3 days.

Can I unblock a drain myself in London?

For a kitchen sink or wash-hand basin blocked at the trap, a plunger or boiling water with washing-up liquid often works. For an external drain blockage visible at the inspection chamber, drain rods (available from Screwfix or hired from a tool-hire centre) can break up solid blockages. However, if the blockage is in the main drain run below the inspection chamber, or if water is backing up across multiple fittings, call a professional -- the blockage is beyond what drain rods can reach, or there may be a structural fault.

What methods do professional drain engineers use?

The four main methods are: drain rodding (manual rods pushed through the inspection chamber to break up solid blockages), high-pressure water jetting (water at 4,000 PSI blasts through the pipe to clear FOG, silt and root tentacles), root cutting (a rotary cutter on the jetting machine removes root growth inside the pipe), and CCTV survey with targeted clearance (a camera locates the blockage precisely before jetting). The right method depends on the type and location of the blockage.

Is my blocked drain Thames Water's responsibility?

It depends on which section of the drainage system is blocked. The drain from your property to the boundary (or to the shared connection point) is your responsibility. The shared lateral drain running under the street or serving multiple properties is Thames Water's responsibility. If only your property is affected, it's almost certainly your private drain. If neighbours are also affected, it may be the shared sewer -- report it to Thames Water on 0800 316 9800 (free). They will CCTV inspect the shared drain and clear it at no charge if it's their responsibility.
