Leaking Pipe in London? Stop the Water Now -- Then Read This
A 1cm pinhole leak loses 400 litres per hour. Water damage costs average £3,200 to repair. Act in this order.
Do these 6 steps right now -- in order
Shut off your water
Find the internal stop tap -- usually under the kitchen sink. Turn clockwise until it stops. This cuts off your mains supply.
Turn off the boiler
Prevents the boiler running dry and damaging the pump. Switch it off at the control panel.
Open all cold taps
Drains the remaining water in the pipes, reducing what can escape from the leak.
If the ceiling is bulging
Pierce a small hole at the lowest point to let water out in a controlled flow. This prevents a sudden collapse and is far less damaging.
Collect water and move valuables
Place buckets, lay towels, move electronics and documents away from the wet area. Photograph everything for your insurance claim.
Call an emergency plumber
Do not wait. Structural water damage escalates within hours once it reaches joists, plasterwork and flooring.
Where is my internal stop tap?
If you cannot find it in the first 60 seconds, try these locations in order:
Under the kitchen sink (most common)
Below the floorboard near the front door
In the airing cupboard
On the outside wall (external stop tap in pavement -- needs a special key)
Can't find it? Call Thames Water on 0800 316 9800 -- they can locate and shut off the external stop tap in the pavement at no charge.

6 Types of Leaking Pipe -- Which Do You Have?
Identifying the pipe type before you call means an engineer can arrive with the correct fittings and avoid a second visit.
Compression joint failure
DIY possibleThreaded fittings loosen over time due to vibration or thermal movement. Most common in older London properties. A skilled DIYer can re-tighten or replace the olive.
Pinhole corrosion (copper pipes)
London's slightly acidic water (pH 7.2-7.8) attacks copper over decades, creating tiny weeping holes. Common in pipes 20-40 years old. Requires solder repair or section replacement.
Lead pipe leak
Found in pre-1970 London properties -- identifiable as a grey, soft metal. Requires full replacement, not repair, due to health risk. Thames Water offers free replacement to the property boundary.
Soldered joint failure
Heat, movement or age separates the solder on copper joints. Requires a plumber to re-solder or cut out and replace the fitting with a push-fit alternative.
Burst pipe (freeze damage)
January-February risk in exposed loft and outside-wall pipes. Frozen water expands and splits copper. See our burst pipe guide for immediate actions.
Under-slab or concealed pipe leak
Often only detectable by a pressure test or thermal imaging camera. Pipes buried under concrete floor slabs or hidden in party walls. Access usually requires cutting and reinstatement.
London Context
Why Leaking Pipes Are a Particular Problem in London
50% of London homes have copper pipework from before 1980
Pre-1980 copper pipes are now well into their failure window. London's slightly acidic water (pH 7.2-7.8) accelerates copper corrosion compared to alkaline areas, producing the pinhole leaks that are the single most common plumbing call-out in the capital.
Lead supply pipes: London's legacy problem
London has more lead supply pipes than any other English city -- a legacy of Victorian infrastructure. Lead is a soft grey metal that corrodes and splits differently to copper. It must be replaced rather than repaired. Thames Water offers free replacement of the section up to the property boundary; the internal section is the homeowner's responsibility at £300-£800 per run.
Victorian terraces: party wall pipe access
Many inner London terraces have supply and waste pipes running through shared party walls between properties. Accessing a leak in a party wall may require the cooperation of a neighbour and, in some cases, a structural engineer's sign-off. Book a plumber who is experienced with Victorian London properties.
While You Wait
Temporary Repair Options (Not Permanent Fixes)
These buy time while you wait for a plumber. They are not permanent solutions -- always get a proper repair.
Pipe repair tape
Self-amalgamating tape wraps around the leak and creates a watertight seal. Holds for several hours to a day. Sold at B&Q for £8-£15.
Push-fit repair sleeve
Slip-on sleeve that clamps over a small section of pipe. Good for accessible pipes. £5-£20 from a plumbers merchant or hardware store.
Pipe freeze kits
Not recommended unless you know exactly what you are doing. Incorrect use can create a burst upstream, making the situation significantly worse.
