⚠️ Flue fault = potential CO risk. Do NOT restart the boiler until a Gas Safe engineer has inspected it.

If your CO alarm has triggered alongside a boiler shutdown — evacuate the property, ventilate by opening windows, and call the Gas Emergency line: 0800 111 999. Then call us for the boiler and flue repair.

Common Boiler Flue Faults

Six flue fault types we diagnose and repair across London — with causes, warning signs, and expected fix.

🐦

Bird Nest Blocking Terminal

Cause: Birds nest inside or directly in front of the flue terminal in spring/autumn. Very common in London suburban boroughs.

Signs: Boiler cuts out with pressure fault code. Visible nesting material at terminal.

Terminal cleared and bird guard fitted. Terminal replacement if damaged.

❄️

Frozen Flue Terminal

Cause: In very cold weather the condensate outlet in the flue terminal can ice over, blocking exhaust flow and causing boiler lockout.

Signs: Boiler lockout on cold morning. Resumes after defrost. Recurring winter issue.

Defrost and lag the condensate outlet. Consider heated terminal cover for repeat freezing locations.

💨

Flue Joint Leaking

Cause: Seals at flue pipe joints degrade over time, particularly where the flue exits through the wall. Allows combustion gases to leak back into the boiler space.

Signs: Sooty marks around flue joints. CO alarm triggering. Smell near boiler.

Flue joint inspection and resealing £95–£150. Full flue section replacement if corroded.

🏗️

Physical Damage to Terminal

Cause: External terminal damaged by builders, ladders, or falling debris — common during London property renovations and extension work.

Signs: Visible damage to external grille or hood. Boiler fault codes after nearby building work.

Terminal replacement £120–£180 inc. parts. Flue guard fitting recommended after any building work nearby.

📏

Incorrect Flue Clearances

Cause: Flue exhausts too close to an opening window, air brick, or neighbouring property. Can allow re-entrainment of combustion gases.

Signs: Smell of exhaust gases in property when wind blows from flue direction. Neighbour complaints.

Flue extension or reroute to achieve correct clearances. Building Regulations compliance required.

🌫️

Shared / Communal Flue Fault

Cause: Older London purpose-built flats with shared Se-duct or U-duct flue systems can have blockages in the shared duct affecting multiple flats.

Signs: Multiple flats reporting boiler issues simultaneously. Smell in communal areas.

Communal flue inspection — freeholder responsibility. Individual boiler conversion to room-sealed balanced flue if communal system is condemned.

Boiler Flue FAQs

What does a boiler flue do?

A boiler flue removes combustion gases (including carbon monoxide) from the boiler and exhausts them outside. Modern boilers use a balanced flue — a concentric pipe system where the outer ring draws combustion air from outside and the inner pipe exhausts gases. A blocked or damaged flue is a carbon monoxide risk and must be treated as an emergency.

Is a boiler with a blocked flue dangerous?

Yes — extremely. A blocked flue prevents combustion gases from escaping. The boiler either shuts down on a safety sensor (if working correctly) or continues running and exhausts carbon monoxide into the property. CO is odourless and colourless. If your boiler has a flue-related fault code or your CO alarm has triggered, do not restart the boiler — call us immediately and ventilate the property.

What causes a boiler flue to block?

Most common causes: bird nests in the flue terminal (very common in London suburbs in spring/autumn), ice forming on the terminal in cold weather, physical damage from building work, or debris and leaves partially blocking the external terminal. Bird nesting is the most frequent cause in London terrace properties.

Why does my boiler keep cutting out with a flue error?

Modern boilers monitor flue pressure and flow. If partially blocked, the PCB detects abnormal pressure and locks out as a safety measure. Common flue-related codes include Worcester Bosch E5, Vaillant F.28, and Baxi E119. A Gas Safe engineer diagnoses the specific fault and clears or replaces the affected component.

Can I check the flue myself?

You can visually inspect the external terminal for obvious blockages. Do not probe inside the flue terminal — disturbing a blockage can release trapped combustion gases. Any internal flue work must be carried out by a Gas Safe registered engineer. If you suspect a flue fault, do not run the boiler until it has been inspected.

My boiler flue exhausts near a neighbour's window — is that a problem?

Flue terminals must have minimum 300mm clearance from any opening window or door, 600mm from a corner, and must not discharge where exhaust can re-enter the building or a neighbouring property. If clearances are incorrect, the flue must be repositioned — we assess and advise on the correct remedy.
