Condensate Pipe London
Boiler locked out in cold weather in London? A frozen condensate pipe is the most common cause. We thaw, insulate, and permanently fix condensate pipe problems same day — from £65, no call-out fee.
Try This First — Thaw It Yourself (Free)
✅ This is a safe DIY fix. No Gas Safe registration required — you are working on the plastic condensate drain, not the boiler gas components.
Find the condensate pipe — a white or grey plastic pipe (22mm or 32mm diameter) exiting the boiler through an external wall, running down to a drain. It feels very cold in winter.
Identify the frozen section — it will be the external or semi-exposed part. The ice plug is usually within 0.5m of the outside wall.
Pour warm water (not boiling — hot water can crack plastic) from a jug or watering can over the frozen section. Work from the boiler end outwards.
Alternatively, place a hot water bottle directly on the frozen section for 5–10 minutes.
Once thawed, press and hold the boiler reset button for 3 seconds (check your manual for location). The boiler should restart and the error code should clear.
To prevent a refreeze tonight: leave the heating on a low temperature (15°C) rather than turning it fully off. Fit foam lagging as soon as possible.

Permanent Fixes — Stop It Happening Again
Thaw & Reset
Free (DIY) / £65
Pour warm (not boiling) water over the frozen external pipe section. Reset the boiler. Temporary fix — pipe will refreeze next cold spell without insulation.
Pipe Insulation
£85 inc. materials
Foam lagging wrapped around the external pipe section. Reduces freeze risk significantly. Recommended immediately after thawing. Takes 30 minutes.
Internal Reroute
Permanent£150–£350
Extend the condensate pipe to discharge into an internal waste pipe (kitchen or bathroom). Eliminates the external run entirely. Most permanent solution — no more winter boiler failures.
Pipe Diameter Upgrade
£120–£200
Replace 22mm external section with 32mm pipe. Wider bore freezes less readily and clears faster. Combined with insulation for best results.

Condensate Pipe FAQs
Why has my boiler stopped working in cold weather in London?
Almost certainly a frozen condensate pipe. All condensing boilers (fitted since 2005 in London) drain acidic condensate via a plastic pipe — often routed outside. Below 0°C this freezes and locks the boiler out. Your display will show an error code (Vaillant F28, Worcester EA 227, Ideal L2). Thaw with warm water and reset.
How do I thaw a frozen condensate pipe myself in London?
Pour warm (not boiling) water over the frozen external section, or apply a hot water bottle. Once water flows, hold the boiler reset button for 3 seconds. If the boiler relocks immediately, call us — pipe may be refreezing or there's a different fault.
How do I stop my condensate pipe from freezing again in London?
Three options: foam lagging insulation (£85, reduces freeze risk), internal reroute to a waste pipe (£150–£350, eliminates external run permanently), or 32mm pipe upgrade on the external section. The internal reroute is the most permanent fix.
What error code does a frozen condensate pipe cause in London?
Worcester: EA 227 / D5. Vaillant: F28 / F29. Ideal: L2 / F1. Baxi: E168 / 133. Alpha: E10 / E9. Glow-worm: F4. If it's cold weather and the code matches, start with the condensate pipe. Call us with your make and code for confirmation.
Is a frozen condensate pipe dangerous in London?
No — it simply stops the boiler. The boiler locks out as a safety measure. Condensate is mildly acidic (pH 3–4) but not hazardous in domestic quantities. Do not confuse with the flue pipe (different, larger, routes upwards). If you smell gas: 0800 111 999.
How much does it cost to fix a frozen condensate pipe in London?
Thaw and reset: £65. Insulation: £85. Internal reroute (permanent): £150–£350. DIY thaw with warm water: free. We recommend always following a thaw with insulation at minimum.
