How We Install Your Outside Tap

A complete installation from survey to handover — typically 1.5 to 2.5 hours.

1

Survey and quote

We identify the best connection point (usually kitchen cold supply), assess the wall construction, and confirm a fixed price before any work starts.

2

Isolate and fit T-piece

We isolate the supply pipe, cut in a T-piece and fit an isolation valve — giving you independent control of the outside tap without affecting the rest of the water supply.

3

Fit double check valve

A double check valve is fitted immediately downstream of the isolation valve, as required by Water Supply (Water Fittings) Regulations 1999. This prevents any backflow contamination.

4

Run supply and drill

We run 15mm copper or plastic pipe to the external wall and drill a single clean hole to the outside. All internal pipe runs are clipped neatly and made good.

5

Fit wall plate and tap

The wall plate elbow, hose union backplate and tap are fitted externally and secured to the wall. External pipe runs are clipped and weatherproofed.

6

Test and commission

We restore the water supply, test the tap and check all joints for leaks. You receive a brief handover: how to operate the isolation valve seasonally and how to winterise a standard tap.

Water Supply (Water Fittings) Regulations 1999

All outside taps in the UK must be fitted with a double check valve (a type of backflow prevention device — category 3 protection under the Regulations). This prevents contaminated water from your hose or garden from siphoning back into the mains supply when water pressure drops. Thames Water may inspect outside tap installations — a non-compliant tap can result in enforcement action. Every outside tap we install includes the correct double check valve as standard.

Outside Tap FAQs — London

How much does outside tap installation cost in London?

Outside tap installation in London costs £149–£280 depending on the tap type and how far the installation point is from the existing cold water supply. A standard brass bib tap with double check valve, isolation valve and wall plate — installed close to an existing kitchen cold supply — costs £149–£180 fully installed. A frost-proof tap (which automatically drains when turned off, preventing freeze damage in winter) costs £180–£220. If the supply pipe needs to run through a long external wall or beneath flooring to reach the installation point, additional labour adds £50–£100. All our installations include the mandatory double check valve required by the Water Supply (Water Fittings) Regulations 1999.

Do I need permission to install an outside tap in London?

You do not need planning permission to install an outside tap. However, under the Water Supply (Water Fittings) Regulations 1999, all outside taps must be fitted with a double check valve (backflow prevention device) to prevent contaminated garden water from siphoning back into the mains supply. This is a legal requirement — not just best practice. If you live in a listed building or a property within a conservation area, check with your local council whether any external works (such as drilling through a façade) require listed building consent, though in practice this is rarely required for a single tap.

Where does the outside tap connect to inside the house?

In most London terraced and semi-detached houses, the outside tap is connected to the kitchen cold water supply pipe — the pipe that feeds the kitchen sink cold tap directly from the mains. This is the most accessible point and keeps the run short. We fit a T-piece and isolation valve on this supply, then run a 15mm copper or plastic pipe through the external wall to the tap. In flats, we typically connect to the cold supply serving the kitchen or bathroom, depending on which wall is external. We assess the best connection point during the visit and confirm the route before drilling.

Should I get a standard tap or a frost-proof outside tap in London?

For London properties, a frost-proof tap is worth the extra £30–£40. A standard bib tap leaves water in the pipe between the isolation valve and the tap itself — this short section can freeze and burst during London's occasional hard frosts (typically a few nights per year below -3°C). A frost-proof tap (also called a self-draining or anti-frost tap) incorporates a long spindle that shuts off the water inside the heated part of the wall, letting the external section drain automatically. If you choose a standard tap, isolate and drain it every October by turning the isolation valve off and opening the tap to release water from the external section.

Can you install an outside tap in a London flat?

Yes, but it depends on your lease and building permissions. Ground-floor flats with direct garden access can typically have an outside tap installed on the external wall — but you should check your lease first, as some freeholders or management companies require written consent before any external works. Upper-floor flats without a private garden generally cannot have a traditional outside tap, but we can install a utility tap or hose connection point inside a utility room or on a balcony connected to the cold supply. Contact us and describe your property — we can advise on the best solution.

How long does outside tap installation take in London?

A standard outside tap installation in a London terraced or semi-detached house takes 1.5–2.5 hours. This includes: isolating the supply, fitting the T-piece and isolation valve, drilling through the external wall, running the supply pipe, fitting the wall plate and tap, testing for leaks, and making good. Complex installations (long pipe runs, through multiple walls, or supply point in a different room) may take 3–4 hours. We give a fixed price before starting — no hourly rate surprises.
