What is the difference between wet and electric underfloor heating?

Accepted Answer

Wet (hydronic) UFH circulates warm water through pipes embedded in the floor screed — connected to your boiler or heat pump. Running costs are lower (water heated by the boiler) but installation is more complex and expensive. Best for whole-house or large areas. Electric UFH uses a heating mat or cable embedded under tiles — cheaper and faster to install (no screed), but running costs are higher as it uses direct electricity. Best for single bathrooms or small kitchens. In London, electric UFH for a bathroom under tiles is the most common specification.

Electric UFH mats can be installed under tiles in an existing bathroom renovation without major floor works — the mat sits in tile adhesive or a thin screed layer. Wet UFH retrofitted into existing floors is more disruptive: for concrete floors, pipes are embedded in a new screed (adds 50–75mm floor height); for suspended timber floors, pipe can be clipped between joists (from below, requiring access) or run in pre-formed panels above the existing floor. Victorian London terraces with suspended timber floors are typically suited to the between-joist wet UFH installation.

Wet UFH operates at 35–55°C (much lower than conventional radiators at 65–75°C), which is well within modern combi and system boiler capabilities. Electric UFH: check thermostat settings and timer first. If the mat is heating but the floor feels cold, the floor sensor may be faulty. If the circuit breaker keeps tripping, the mat may have been damaged during tiling (a common fault — installers must use a resistance tester during the tiling process). Wet UFH: check the manifold — each circuit has a flow meter and isolation valve. Air in the system (gurgling, some circuits not heating) needs bleeding from the manifold. Sludge in older London central heating systems can block UFH circuits — power flush before installing wet UFH.
