Diagnose Your Cistern Fault
Six common cistern faults — symptom, cause, and the expected fix. Most are resolved with a single part replacement in 30–60 minutes.
Running / Phantom Flush
Symptom: Water trickling into the pan continuously, or cistern refilling every few minutes with no one using it
Cause: Worn flush valve seal — water leaks from cistern into pan. Or overfilling fill valve allowing water to exit via overflow.
Water waste: 200–400 litres/day (up to £140/year on Thames Water bills)
Flush valve seal replacement £85–£120 · Fill valve adjustment or replacement £75–£110
Cistern Fills Very Slowly
Symptom: Long wait between flushes before cistern is full enough to flush again
Cause: Limescale-clogged fill valve (very common in London hard water), partially closed isolating valve, or low mains pressure to the property
Water waste: N/A — but unusable until fixed
Fill valve replacement £75–£110 inc. parts · Check isolating valve first (free DIY check)
Cistern Won't Fill At All
Symptom: No water entering cistern after flushing
Cause: Closed isolating valve, seized fill valve, or failed supply
Check isolating valve (slot behind cistern, should be inline with pipe) · Fill valve replacement £75–£110
Water on Floor Around Cistern
Symptom: Water pooling at the base of the cistern or between cistern and pan
Cause: Failed flush valve seal (between cistern and pan), leaking cistern bolt washers, or condensation on cold cistern in a warm bathroom
Water waste: Ongoing — causes floor damage
Flush valve seal replacement £85–£120 · Cistern bolt washers £75–£95
Weak / Incomplete Flush
Symptom: Flush doesn't clear the pan fully; need to flush twice
Cause: Partially clogged flush valve, damaged siphon diaphragm, low water level in cistern (check float arm height), or dual-flush button cable disconnected
Water waste: Double flushing wastes 9 litres per use
Flush valve replacement £85–£120 · Float arm adjustment (often DIY) · Dual flush button repair £65–£95
Loud Noise When Filling
Symptom: High-pitched whistling, banging, or loud gurgling when cistern refills
Cause: Worn fill valve diaphragm vibrating under water pressure (whistling), water hammer in the supply pipe (banging), or high mains pressure
Water waste: N/A — but affects neighbours in flats
Fill valve replacement £75–£110 · Pressure reducing valve if mains pressure >3 bar · Water hammer arrestor £95–£140
All Cistern Types Repaired
| Cistern type | Where found in London | Repair notes | Typical repair cost |
|---|---|---|---|
| Close-coupled cistern | Sits directly on top of the pan. Most common in London. Easy access to internals via the cistern lid. | Straightforward — standard parts widely available. | £65–£150 |
| Low-level cistern | On the wall above pan, connected by a flush pipe. Common in older London Victorian terraces with high-level WCs. | Easy access. Parts for older siphon mechanisms may need sourcing. | £75–£160 |
| Concealed cistern (in-wall) | Behind a tiled or plasterboard panel. Very common in modern London flat refurbs and en-suites. | Access via service panel. Geberit and Grohe are standard brands — frame parts can be expensive. | £110–£250 |
| Back-to-wall unit | Cistern in furniture unit, pan sits against the wall. Common in mid-range London bathroom refurbs. | Access via furniture panel. Usually Geberit or Roca internals. | £95–£200 |

Toilet Cistern FAQs
How much does toilet cistern repair cost in London?
Fill valve replacement costs £75–£110 including parts. Flush valve or siphon replacement is £85–£120. Dual-flush valve replacement is £95–£140. Full cistern mechanism (fill + flush) is £120–£180. Concealed cistern mechanisms (Geberit, Grohe) cost £150–£250. Fixed price quoted before we start.
Why is my toilet running constantly?
A constantly running toilet is almost always a worn flush valve seal letting water leak into the pan, or a faulty fill valve overfilling the cistern so water exits through the overflow. A running toilet wastes 200–400 litres per day — Thames Water may issue a notice to repair. We fix these same day.
Why won't my toilet cistern fill up?
Usually a partially closed isolating valve (check the slot-head valve behind or below the cistern is fully open) or a blocked fill valve — limescale seizes the float mechanism in London's hard water. We diagnose and replace blocked fill valves same day.
Water is leaking from the bottom of my cistern — what's wrong?
Usually a failed flush valve seal between the cistern and pan, leaking cistern bolt washers, or (rarely) a cracked cistern. The flush valve seal is a large rubber washer that degrades after 5–10 years — replacement resolves most cistern-to-pan leaks.
My cistern fills but the flush is weak — why?
Usually a clogged flush valve, damaged siphon diaphragm, or (in dual-flush toilets) a failed button not opening the valve fully. In London's hard water, limescale builds up on flush valves and reduces their effectiveness. Valve replacement resolves this.
Can I repair a cistern myself?
Fill and flush valve replacement is DIY-accessible for exposed close-coupled cisterns — parts are available from Screwfix for £8–£25. Isolate at the supply valve, flush to empty, replace, reconnect. For concealed cisterns (behind tiles or panels), call us — access and parts are more complex.
